URBANCITY.CO.ID – Pasar properti di tahun 2024 diprediksi akan semakin meningkat, terutama di segmen pasar milienial. Demikian yang terungkap dalam Urban Forum Gathering and Tree Planting 2023 yang berlangsung di Hutan Organik, Megamendung Bogor, Rabu, 13 Desember 2023.
Dalam acara yang mengangkat tema “Menggenjot Pasar Milenial dan Kelestarian Lingkungan” ini dihadiri oleh Wakil Ketua DPP Realestate Indonesia (REI), Ikang Fawzi; Melani Megawati, Senior Vice President Consumer Loan PT Bank Central Asia Tbk; Wakil Ketua Asosiasi Pengembang Perumahan dan Permukiman Seluruh Indonesia (APERSI), Muhammad Solikin, dan Stellar Property, M Gali Ade Nofran.
Melani Megawati menuturkan, data dari KPR BCA, dalam tiga tahun terakhir 55.1 persen debitur yang melakukan pencairan KPR BCA adalah dari mereka para milenial. Sedangkan gen X mencapai 36,3 persen dan lainya 8,6 persen.
Dari riset BCA ini diketahui juga bahwa para milenial melihat properti sebagai instrument investasi yang paling diminati, setelah tabungan & deposito.
“Dari riset kami, para milenial ingin sudah memiliki property sebelum mereka menikah, sementara jenis property yang paling diinginkan adalah rumah baru dan range harga Rp. 500jt sd Rp. 1 miliar.
Melani menyebutkan, fasilitas KPR BCA bagi gen milenial 78 persen merupakan fasilitas KPR pertama bagi, 82 persen gen milenial melakukan KPR Pembelian, sementara 50 persen gen milenial memilih tenor kredit diatas 10 tahun.
Lantas, properti seperti apa yang dipilih gen millennial di KPR BCA?, Melani menuturkan bahwa 85 persen gen milenial memilih property berupa Rumah Tinggal, 31 persen gen milenial memilih property dgn harga 500jt sd 1M. dan 52% Gen Milenial mendapatkan property dari Developer/Broker.
